That empty living room is tempting to fill immediately. Resist. Live in the space for a season first, you’ll learn how the light moves, where you actually spend time, and what you really need. Prioritize the essentials and let the rest come over time.

2. Skipping the Emergency & Maintenance Fund

Coastal homes come with coastal upkeep, salt-air wear, older systems in many San Pedro homes, marine-layer moisture. Budget roughly 1, 2% of your home’s value per year for maintenance so a water heater or roof repair is a plan, not a crisis.

3. Big Renovations Before You’ve Lived There

The kitchen you’d gut in week two often isn’t the one you’d gut in month twelve. Wait, save, and renovate with intention, especially before taking on debt for it right after closing.

4. Rushing Into New Debt

New house, new car, new furniture on credit, it adds up fast and can undo the financial footing you worked hard to build. Give your budget a few months to settle into the new mortgage, property taxes, and insurance before adding anything.

5. Underinsuring, or Ignoring Quake & Flood Risk

A standard California policy doesn’t cover earthquakes, and coastal/River-adjacent homes may need flood coverage too. Skimping here to save a few dollars a month is the most expensive mistake of all if something happens.
