How to Move Up with Ease Series – Week 2

Welcome back to my 5-part series on moving up to your next home with as little stress as possible. Whether this is your first time moving up or you’ve done it before, this guide is here to help you navigate the process smoothly.

Buying your next home is a whole different ballgame compared to when you bought your first. You might have a home to sell, or maybe you’re thinking of renting it out. Either way, the stakes are higher, and you’ve got more to think about.

In this second article of the series, we’re tackling two key questions that will shape your entire move-up strategy. You already know it’s time to move—but what do you really need and want this time around?

Buying your next home should be more intentional than your first. That’s why I always tell my clients: Start thinking about it at least a year before you need to move. Taking the time now means fewer regrets later.

The Two Questions You Must Answer FIRST

1) How long do I (we) want to live in this next home?

This is the foundation of your entire home search. Don’t even think about scrolling Redfin or spending Sundays at open houses until you answer this. Your timeline determines everything: your budget, your must-haves, and what you’re willing to compromise on.

  • If this is your forever home, maybe waiting a year to save up more money makes sense.
  • If you’re buying a 5-year home before the kids hit kindergarten, your priorities will look very different.

Once you know your timeline, the rest of your decisions will fall into place.

2) What is the #1 reason I (we) are moving?

Your top reason for moving will guide what you prioritize in your home search. It will also help you decide when to move.

  • Moving for schools? If your kids start next fall, you need to move quickly—but still make smart choices.
  • Moving for a shorter commute? Be ready to compromise on space if you want to be closer to work.
  • Moving for a better neighborhood vibe? Maybe you want walkability, more outdoor space, or a quieter street.

Whatever your #1 reason is, it will help you decide where to compromise and what’s non-negotiable.

Picture Your Dream Home (Without Leaving Your Couch)

Once you’ve nailed down your answers, it’s time for some brainstorming. If you’re buying with a partner or family, get their input too. Think about:

  • What do you love about your current home?
  • What drives you crazy? Lack of parking, a noisy street, a tiny kitchen? Make sure your next home fixes these issues.
  • What do you need now that you didn’t before? A home office? A bigger yard? More storage? Fewer stairs?

Be realistic about your must-haves versus nice-to-haves. And don’t get caught up in what your friends or family think—this home needs to work for you.

A Word of Caution: NO Open Houses Yet!

I know, I know. The temptation is real. But trust me: Going to open houses too early is a huge mistake. It can get you distracted, overwhelmed, or even worse—emotionally attached to homes before you’re ready to buy.

Wouldn’t you rather be at brunch? Thought so.

Instead, focus on answering these two questions first. The actual house hunt will be so much smoother when you have clarity on what you want.
